PNB Housing expects to cross Rs 1 lakh crore AUM in Q3 FY27: MD Ajai Shukla
PNB Housing Finance expects to cross the Rs 1 lakh crore assets under management (AUM) mark in Q3 FY27, with the lender retaining its 18-20 per cent growth guidance despite the impact of rate cuts on margins and balance transfers. The housing financier, which has AUM of more than Rs 93,000 crore currently, is also stepping up its technology and AI investments to improve productivity, while expanding into micro housing with a Rs 100 crore book target for FY27. "Q3 we can expect to cross one lakh crore," MD & CEO Ajai Shukla told ETBFSI.

Quarterly borrowing stands at around Rs 4,000 crore-plus, implying FY27 borrowing of around Rs 16,000 crore or slightly more.
ECBs account for around 7% of total borrowing, with the company looking to maintain a diversified funding mix.
PNB Housing has moved from cheque-handover to cheque-realisation based accounting for disbursements to align business recognition with interest income recognition.
The company has started its micro-housing business in Q2, with ticket sizes ranging from Rs 9 lakh to Rs 20 lakh, an average of around Rs 12 lakh and a target book of Rs 100 crore by FY27-end.
PNB Housing has already completed Rs 146 crore of direct assignments and will explore further opportunities in Q2-Q4.
